How rent payments work — straight answers
Collecting rent means trusting an app with real money, so here’s exactly how it works on RentalHaus — where the money goes, how long it takes, every fee, and what happens if something stalls. No surprises.
Does RentalHaus actually deposit rent into my bank, or does it just track payments?+
Both — and you choose. Connect your bank once (a few-minute Stripe setup) and online rent moves for real: your tenant pays by bank transfer or card and Stripe routes the full rent straight into your connected account automatically — RentalHaus never has to hold it or re-send it.
You also get manual payment tracking (mark paid, log a check or Zelle, export CSV) for any rent you collect outside the app. Until you’ve connected a bank and Stripe has approved you, online payment stays off and your tenant is told to pay you by check or direct deposit.
How long until the money actually reaches my bank?+
There are two stages — the payment clears, then Stripe pays it out to your bank:
- Card clears instantly. Bank transfer (ACH) clears in 1–4 business days.
- Once cleared, Stripe pays out to your bank on its standard automatic schedule — usually within a couple of business days. Your first payout can take about 7–14 days while Stripe verifies your new account; after that it’s fast.
A payment marked “processing” is not cleared money yet — we email a receipt the moment it settles, and you should count rent as received only then.
What does it cost me, the landlord, to collect rent?+
Nothing per payment. You always receive 100% of the rent — RentalHaus and Stripe take no cut of your rent. Your only cost is the optional Pro plan at $9.95 per property / month (first month free, cancel anytime), which unlocks automatic billing, online rent collection, payment tracking and more. Collecting rent itself adds no transaction fee to you.
Then who pays the processing fee — and how much?+
The tenant does, as a small line item, and bank transfer is the cheapest option:
- Bank transfer (ACH): 0.8%, capped at $5 — and you can waive it so it’s free to your tenant.
- Card: a ~3% convenience fee (you set it; 3% is the default) that covers Stripe’s card cost.
You never absorb these — they’re added to the payer’s total, and your rent arrives whole.
A tenant was debited but I haven’t received the money. What happened, and who’s responsible?+
Because payments route directly into your own connected Stripe account, RentalHaus is never holding your funds in the middle. A gap almost always means the money is mid-settlement:
- Bank transfers show “processing” for 1–4 business days before they clear — a tenant’s account can be debited before it lands with you.
- If an ACH transfer later fails (wrong account, insufficient funds), we automatically revert the invoice and email both you and your tenant so it can be retried — no rent silently disappears.
You can see every payment’s live status in your dashboard, and if anything looks stuck we’ll help you trace it with Stripe. Email info@rentalhaus.app or call (760) 801‑6550.
Can my payments or my account be frozen?+
RentalHaus never freezes or holds your rent — we don’t custody your money. Stripe, like the payment processor behind every rent-collection app, can place a connected account under review under its own risk rules. If that happens, any rent you’ve already collected stays in your Stripe balance and is released when the review clears — it isn’t lost, and we’ll help you work it through with Stripe.
Are there hidden fees — ACH return fees, chargeback fees, payout fees?+
No. RentalHaus adds no return, chargeback, or payout fees of its own. Your costs are exactly two things: the $9.95/property Pro subscription (only if you choose Pro) and the tenant-paid convenience fees above. Standard Stripe account terms still apply to disputes and ACH returns, as with any Stripe-powered service. There’s no in-app refund tool — refunds are arranged directly between you and your tenant.
If a tenant pays by bank (ACH), how long can that payment still be reversed?+
Most bank-transfer problems surface fast: if a tenant has insufficient funds or a closed/incorrect account, the transfer fails within about 1–4 business days and we immediately revert the invoice and email you both.
Separately, U.S. bank rules (Nacha) let a consumer dispute an unauthorized debit for up to 60 calendar days — the same window that applies to every ACH rent app. In practice that’s rare with a real lease and a tenant you invited, but it’s why a bank transfer isn’t truly “final” the instant it clears. For a brand-new tenant’s first or deposit payment, it’s smart to let the funds settle before you hand over keys.
How do refunds and disputes work?+
There’s no in-app “refund” button. Because rent settles into your own connected Stripe account, a refund is handled through Stripe — email us and we’ll help you process it, or settle it directly with your tenant.
If a bank transfer is returned, we automatically revert the invoice to unpaid and email you and the tenant so it can be retried. Card chargebacks and ACH returns are governed by standard Stripe account terms, as with any Stripe-powered service. Our advice: treat a payment as received only once it settles — don’t release keys on one that still shows “processing.”
You’re newer than the big platforms — what’s your track record, and can I test it first?+
Fair question. RentalHaus runs on Stripe — the payments infrastructure behind millions of businesses — so your money never sits in a RentalHaus-held balance; it settles into your own connected Stripe account and pays out to your bank. We also run our own rental properties on RentalHaus, so reliable payouts aren’t just a feature to us — it’s how we get paid too.
And you don’t have to take our word for it: before you rely on it, send yourself (or a trusted tenant) a small test invoice, pay it, and watch the money land in your bank and the payout timing for yourself. If anything about a payment ever looks off, you reach a real person — not a ticket queue — at info@rentalhaus.app or (760) 801‑6550.
How do I set up getting paid?+
From a property’s screen, connect your payout account — RentalHaus uses Stripe Connect (Express). You verify your identity and link a bank account (a few minutes). Once Stripe approves you and payouts are enabled, online rent collection turns on automatically for that rental.
Can I export my payment history and records if I leave?+
Yes — your data is yours. Payment history exports to CSV anytime from the payments dashboard, so your books come with you. For a full export of your property and tenant records, email support and we’ll get it to you.
How do I reach a real person about a payment?+
Email info@rentalhaus.app or call (760) 801‑6550. A missing or delayed payment reaches a human, not a bot queue.
Is my — and my tenant’s — bank and card information safe?+
Yes. All payments are processed by Stripe, a certified Level-1 PCI provider. Full bank-account and card numbers are entered on Stripe and are never stored on RentalHaus’s servers.
Still have a question about payments?
Talk to a real person before you move a dollar of rent.
Payments are processed by Stripe. Timing figures are typical ranges, not guarantees — clearing and payout times are set by Stripe and your bank. This page is general information, not financial or legal advice.
